An Annual Maintenance Plan is for property owners who’d rather catch small problems early than wait for them to turn into expensive ones. You pay a flat yearly (or quarterly) fee, we come round on a schedule, and small repairs are included.
Good for landlords, busy homeowners, commercial property owners — anyone who wants their property looked after by the same trusted team year after year.
The three plans
🥉 Bronze — £300 / year
For homeowners who want the basics covered.
- 1 annual inspection (60–90 minutes on site)
- Written report of anything that needs attention
- Up to £75 of minor repairs included per year (e.g., re-sealing a bath, tightening loose handles, easing a sticky door)
- 10% off any chargeable work we quote during the year
- Priority booking when you do need us
Pay yearly: £300 | Pay quarterly: £80 (£320/year)
🥈 Silver — £600 / year
For landlords and larger homes that need regular attention.
- 2 inspections per year (every 6 months)
- Written report with photos after each visit
- Up to £200 of minor repairs included per year
- 15% off any chargeable work we quote during the year
- Priority booking + same-week emergency response (no extra deposit needed)
- Gas safety reminder service (we’ll prompt you when your CP12 is due)
Pay yearly: £600 | Pay quarterly: £155 (£620/year)
🥇 Gold — £900 / year
For commercial property, multi-let HMOs, and homeowners who want everything covered.
- 4 inspections per year (quarterly)
- Detailed condition report after each visit, kept on file
- Up to £400 of minor repairs included per year
- 20% off any chargeable work we quote during the year
- Top priority — typically reached within 1 hour for emergencies in primary service area
- Free annual site survey for one larger project (e.g., extension feasibility, kitchen renovation scoping)
- Direct mobile line to the Director

What “minor repairs included” means
Anything we can do on the spot during your inspection visit, up to the £ value on your plan. Examples:
- Re-sealing a bath or shower
- Replacing a tap washer or toilet flush mechanism
- Easing a sticky door or fixing a hinge
- Replacing a broken light fitting (where it’s a like-for-like swap)
- Re-grouting a small area of tile
- Fixing loose skirting, kitchen handles, kitchen drawer fronts
- Touch-up decorating where there’s existing matched paint
Bigger jobs (anything that needs materials we don’t carry on the van, or more than 30 minutes of work) get quoted separately, and you get your plan discount applied.
The fine print, plainly
- Plans renew automatically each year. We’ll email you 30 days before renewal — cancel any time before that.
- 14-day cooling-off period for new subscribers (full refund if you change your mind).
- Cancel mid-year and you get a pro-rata refund for the unused months, minus the value of any services already used.
- Plans cover one property. Got multiple? Just let us know, we’ll put together a multi-property quote.
- Emergency response times depend on weather, location, and how booked we are — we’ll always tell you straight if we can’t make the window.
